Why Gulf Families Are Choosing Marbella

Not instead of Dubai — alongside it. Notes from someone who meets both sides of this corridor in person, not just in spreadsheets.

A shift, not a trend

Gulf buyers have been coming to Marbella since the Saudi royal family first fell for it in the 1980s. What's changed recently is the scale. A broker serving GCC clients in southern Spain recorded a 143% increase between 2023 and 2024 in the value of Costa del Sol property acquired by Gulf citizens — split roughly 60% personal use, 40% investment. Separate reporting has put the rise in Gulf enquiries as high as 164% in some agencies' pipelines.

This isn't Gulf capital abandoning Dubai for Spain. It's Gulf families adding a Mediterranean base to a portfolio that already includes Dubai — for reasons that have little to do with which market performs better on paper.

What's actually driving it

1. A second base, not a replacement

Dubai remains the primary hub for business and yield. Marbella offers something different: a summer base within a short flight of Riyadh, Doha or Dubai, with a lifestyle and climate that doesn't compete with the Gulf — it complements it.

2. Cultural familiarity that other European markets don't offer

Andalusia's Moorish architectural heritage, its cuisine, and centuries of shared history with the Arab world mean Gulf visitors describe Marbella as somewhere that feels recognisable rather than foreign — a comfort London or Paris rarely offer.

3. Portfolio diversification into a stable, tangible asset

For families with concentrated regional exposure, European real estate functions as a hedge — a tangible asset in a jurisdiction insulated from regional volatility, with legal protections and title registration that are well understood internationally.

4. Easier access than most people assume

A 2022 EU-UAE visa waiver agreement gives Emirati citizens 90 days of visa-free travel within any 180-day window across the Eurozone — comfortably enough to manage a second home without the friction of a visa application for every visit.

What nobody tells you from a desk in London

You can write about the Gulf-Marbella corridor from a spreadsheet. You can't understand it without standing in a room in Riyadh where the actual conversations happen.
